Targets and clears ALL title issues
Prepares seller deed packages
Collects all necessary information and documentation
Provides conveyancing services, if requested
Reviews entity documentation to confirm signing authority
Performs searches on all parties including Domestic Relations Search, OFAC and Bankruptcy

Reviews property taxes and all items on the Closing Disclosure and balance the ALTA and CD with lender
Sends ALTA to realtors for review and approval prior to settlement

Processor is available during the closing to answer any last minute questions or concerns
Disburses all funds in conjunction with the transaction in a timely manner once the closing is complete
Post settlement review of loan documents
Records deed and mortgage with the county
Issues original recorded mortgage and lenders’ title insurance policy to lender.
Issues deed and owners’ title insurance policies to new owners 30-45 days after settlement
